Salta Properties, a trusted Australian property developer with 45 years of experience, undertook the development of a 5-storey office building at 143 Clarendon St, Southbank. Known for our innovative projects, Salta Properties selected Burlin to deliver specialised solutions for HVAC, mechanical, and electrical services during the construction of this premium office space.

Challenge

Undertaking this project during the COVID-19 pandemic posed significant hurdles. The strict limitations on workforce numbers on-site necessitated careful project management and coordination, while the removal of the existing Building Management System (BMS) and the subsequent redesign of HVAC controls required specialised expertise to ensure a quality result.

Why they chose us

Why they chose us

Salta Properties selected Burlin based on our reputation for delivering complex solutions to their industry, with a seamless integration of services. Our ability to provide a multidisciplinary team of mechanical plumbers, electricians, and refrigeration technicians was a key differentiator, ensuring all aspects of the project could be handled by a single, coordinated team.

How we did it

As always, we approached the project with a collaborative mindset:

  • Streamlined teamwork: We deployed a combined team of mechanical plumbers, electricians, and refrigeration technicians to ensure a unified approach to every aspect of the project.
  • Redesign of HVAC controls: We undertook a detailed assessment of the requirements before designing a bespoke solution geared towards efficiency and comfort.
  • Management: We carefully scheduled tasks to optimise our limited on-site workforce, ensuring project milestones were met without compromising safety.

The outcome

We successfully delivered:

  • A fully operational HVAC system after removal of existing BMS.
  • Quality outcomes completed on time and budget, despite the challenges.

Our client was beyond pleased with the result, and with our unique ability to provide and coordinate multiple trades under difficult circumstances.
